The development is in an established non-growth community with substantial neighborhood, local, state, and federal restrictions and tightly controlled budget.

The development merges with the water, responds to climate changes and introduces materials that are environmentally sensitive. It reconciles seemingly irreconcilable differences in neighborhood interests and renewable resources. A large portion of the land is preserved as open space, retaining existing planting and trees. Parking and driveway area are constructed of a porous recycled plastic that creates a lawn forecourt.
