Tiberon Development
Bringing nature to the daily existence

Site Development
The development is in an established non-growth community with substantial neighborhood, local, state, and federal restrictions and tightly controlled budget.
The development merges with the water, responds to climate changes and introduces materials that are environmentally sensitive. It reconciles seemingly irreconcilable differences in neighborhood interests and renewable resources. A large portion of the land is preserved as open space, retaining existing planting and trees. Parking and driveway area are constructed of a porous recycled plastic that creates a lawn forecourt.

Solar Power Generation
Solar panels generate power and spin electrical meters backwards. This was acknowleged by PG&E with a substantial rebate.

Daylighting
Day lighting brings light to every room. Planting on roofs and decks drape greenery over the structure. Fiberglass grating, decks and bridges, afford shading and passage of light. Tempered, insulated azure glass panels take total advantage of water views, reduce glare, UV light, and temperature.

Sustainable materials
All surfaces are made of inorganic material in plentiful supply. Wild sea life, gardens, and orchid bordered decks and patios offer many opportunities for indoor-outdoor living.

Concrete Pavers
Galvalum insulated metal panels and decking, together with the concrete floors provide a passive solar response that reduces need for heating. Acoustical metal decking and concrete pavers on pedestals protect horizontal roof surface from weathering and UV degradation.

Lighting
Indirect fluorescent lighting and certified low energy consuming appliances reduce the energy consumption further.

Under floor heating
Solar powered under floor radiant heating warms the travertine stone flooring throughout.

Stepping down decks
Decks step down from the floor levels to enable uninhibited views. Every room connects with the ever-changing colors and motion on land, sea, and sky providing a constant source of stimulations.

Creative solution
The housing development and the solar generation incorporated in this project serve as stimulus for modifying local regulations, reconciling seemingly irreconcilable differences in interest and advocate better solutions, outside the boundaries of the existing rules. The product is a sustainable structure that uses less energy, generates power, and improves the quality of life.
